Teri Buchanan SRES — Napa & Sonoma real estate agent

Whether you’re selling a home and moving up (or on) or thinking of relocating and retiring here, there is something for everyone in Sonoma Valley or Napa real estate. Yet even an ideal move can be stressful. Since I always want things to go as smoothly as possible for my clients, I offer an array of concierge-level residential real estate services to:

Single level homes appeal to buyers who are planning for retirement.

Clients planning to retire in Napa or Sonoma. The Baby Boom generation and their elders have special real estate needs — from getting rid of accumulated belongings to finding a Napa or Sonoma home suitable for their retirement years and beyond. If it’s been a decade or more since they bought or sold a home, they may require more in-depth information about the process and/or the contract. Fortunately, I’m an accredited Seniors Real Estate Specialist (SRES) who knows the Napa and Sonoma single-family home and condo markets inside out, and I’ve represented numerous sellers and buyers in both Valleys. I know what to expect and how to navigate trouble spots effectively. And I have a long list of Napa and Sonoma real estate resources, lenders, financial options, craftspeople and other helpful professionals and strategies to make life easier for mature sellers and buyers.

This Old Town home embodies the charm of Napa’s historic neighborhoods.

People working full time and trying to buy and/or sell a Napa or Sonoma home require a high level of service. They must have brief and to the point communications and the flexibility to handle paperwork and other transaction tasks on their own (very busy) time schedules and, often, either online or at a location removed from where they’re selling or buying. I can do that and have.

First-time buyers in the Napa and Sonoma Valleys often need more time, more patience, more in-depth explanations of contract terms and benchmark points in the transaction, and more guidance to reach a decision they’ll be happy with for years to come. (For example, you can find first-time buyer mortgage information and options right here.) I know the entry level market — including all the Napa and Sonoma condo complexes — AND I am patient.

The key to my success? I LISTEN. Then I customize my services to meet each buyer or seller’s requirements. Since I know the Napa and Sonoma Valley real estate markets so well, I can easily help clients reach their real estate and lifestyle goals in either location. In fact, here’s an extremely useful tool — a mortgage calculator that lets you estimate the monthly payment on any home.

Sebastiani Theatre is a landmark  on Sonoma’s historic Plaza.

I’ve been a Napa resident since 1992, when I left San Francisco for the sunnier climate and more relaxed lifestyle of the Wine Country. (I lived in Kansas City, MO, before relocating to San Francisco.) There’s a lot to love about Napa: wonderful food and wine, a perfect climate, a revived waterfront, the Oxbow Market complex, the restored Uptown Theatre. It’s big enough (pop. 75,000) to have everything I need but small enough to run into someone I know everywhere I go. For me, Yountville, St. Helena and Calistoga are fun towns to shop, dine and just walk around in. But for others, they’re the ideal small towns epitomizing the sophisticated yet easy Wine Country lifestyle.

I’m also a fan of Sonoma and often take mini-vacations by driving 15 minutes west to roam the Plaza or sit by the duck pond. My favorite Sonoma event is the Tuesday night Farmer’s Market, but I also meet friends there for lunch or dinner (love the Girl & the Fig) or to see a movie at the historic Sebastiani Theatre. It’s a small town but one easily accessible to larger cities like Santa Rosa and San Francisco. There are many (like this author) who think Sonoma is tops for retirement living.
